Calgary home sales down 11 per cent in February as condo activity slips: board
Home sales in the City of Calgary fell 11.2 per cent last month compared with February 2025 amid a sharp pullback in condo activity.
The Calgary Real Estate Board says 1,526 total homes changed hands, as the city’s residential benchmark price fell 4.4 per cent year-over-year to $560,500.
Apartment and row-style homes saw year-over-year price decreases of 9.3 and five per cent, respectively, with conditions continuing to favour buyers as the city deals with excess supply for those housing types.
Detached home prices were down 3.2 per cent and semi-detached prices ticked 0.4 per cent lower compared with February 2025.
The board’s chief economist Ann-Marie Lurie says the detached market “remains relatively balanced” in the higher price ranges and continues to struggle with limited supply for homes priced below $700,000.
There were 2,766 new listings on the market in February, down 2.3 per cent from a year earlier, while the city’s inventory grew 16.3 per cent to 4,822 total homes for sale.
